Recently 1,000 Real Estate Agents from around the Country were asked what the BIGGEST home sellers mistakes were and below are the results. As a Wellington Florida Listing Agent I am not surprised by the results. In fact last year I wrote a series about the top 7 Costly Mistakes Wellington Home Sellers Make and it is almost identical.
So what are the Biggest Home Seller Mistakes being made throughout the Country?
#6: Won’t Make Repairs
Maintained homes sell for top dollar, but homes that need repair do not. It is important that repairs are made prior to listing your home for sale.
#5: Unwilling to Negotiate
Unfortunately unless we are in a strong sellers market you can expect to negotiate with home buyers, not only on the purchase price, but the other terms as well.
#4 Unpleasant Odors
Cigarette smoke, pet odors or any other strong smells can turn buyers away, this includes cleaning products.
#3 Cluttered Space
Declutter, declutter, declutter! Do not wait until your home is sold to start packing. Decluttering and packing is something that should take place prior to listing your home for sale and will make packing that much easier when you do sell.
#2 Showing Availability
24 hour notice, pets on premise and no lockbox are just a few things that could deter home buyers and agents from showing your home. While nobody expects your home to be available 24 hours a day 7 days a week, the more difficult it is to view the less interest you will have. If a Wellington home buyer cannot see your home they cannot buy your home.

#1 Overpriced Home
It is no surprise that overpricing your home is the biggest seller mistake. “Testing the market” or thinking your home is superior to your neighbors home that sold last week, so you increase your listing price is not a strategy I will ever recommend.
