As a Wellington Florida REALTOR I see buyers and sellers make mistakes on a regular basis. While a majority of these mistakes can be avoided with the guidance of an experienced Wellington REALTOR it is really up to the buyer or seller to listen and take action. Recently I shared some of the BIGGEST seller mistakes and now I wanted to share some of the BIGGEST buyer mistakes that I witness on a regular basis.
Not having Financing or Funds in Order:
The first step to purchasing a home prior to starting your home search is making sure your finances are in order. Will you be paying cash or obtaining financing? Do you know what loan programs you qualify for and will be using? These are questions that need to be answered in order to submit an offer and proof of funds is something every seller is going to require.
Randomly Selecting a Real Estate Agent or Lender:
Purchasing a home is not like purchasing a $100 pair of shoes! Can your real estate agent educate you about the area, market conditions and the home buying process? Can your lender educate you about the different types of loan programs, review your estimated closing costs and educate you about the process? Can you reach your agent or lender when needed? If I’m unable to educate a buyer about the area they’re interested in I will refer them to an agent who can.
Unrealistic Expectations:
Whether it’s having champagne taste on a beer budget or assuming a seller will accept your full price offer there are certain expectations some home buyers have that are unrealistic. It is extremely important that home buyers are educated and have realistic expectations when purchasing a home.
While there are countless other mistakes home buyers make, like not having a home inspection or submitting an unappealing offer to the seller, these are the three most common mistakes I witness as a listing agent and a buyers agent.
