8 SIGNS YOU HIRED THE WRONG WELLINGTON REAL ESTATE AGENT
1. UNRESPONSIVE:
Time is of the essence in real estate, so if your Wellington Real Estate Agent doesn’t respond to your phone calls, e-mails or text messages in a timely manner you may have hired the wrong agent. What’s considered a timely manner? This will vary from agent to agent, but I try responding to my clients immediately unless I’m with another client then I will respond after my appointment.
2. SEARCH ONLINE FOR HOMES:
If your Wellington Real Estate Agent advises you to search for homes online and let them know which ones you would like to view you may have hired the wrong agent. While searching for homes online is a great place to get a feel for the market it is not always accurate. One of the many benefits to hiring a Wellington Real Estate Agent is letting them do the searching for you, only licensed real estate agents have access to the MILS, which is the original source for home listings. I can’t count how many times one of my listings went under contract before it was syndicated to third party websites like Realtor.com.
3. CONTACT THE LISTING AGENT:
If your Wellington Real Estate Agent advises you to contact the listing agent directly to view a home you may have hired the wrong agent. When my clients are interested in viewing a home I want to view it too especially if they decide to submit an offer so I’m able to advise them accordingly. I know some home buyer’s don’t want to “bother” their agent, but showing homes is part of their job in assisting you with your home purchase.
4. GOES ON VACATION:
If your Wellington Real Estate Agent goes on vacation and doesn’t have someone handling their business for them while they’re gone you may have hired the wrong agent. Throughout my career I have gone on vacation, but I always had an associate handle my business while I was gone and even when I’m out of the country I can still be reached.
5. NO NOTIFICATIONS:
If your Wellington Real Estate Agent doesn’t notify you of new listings when they hit the market you may have hired the wrong agent. Once again time is of the essence in real estate, so it is imperative for home buyer’s to be notified of new listings that fit their needs as soon as they come onto the market.
6. PUSHY:
If your Wellington Real Estate Agent is pushing you to submit an offer on a home you’re unsure about you may have hired the wrong agent. In my opinion a home will sell itself and Wellington home buyer’s will know when they found”the one.” While providing buyer’s with additional information and pointing out features of a home may help a buyer make a decision I never “talk” or “push” my clients into submitting an offer.
7. DOESN’T LISTEN:
If you tell your Wellington Real Estate Agent you don’t want to spend more than $300,000 and they’re showing you $400,000 homes you may have hired the wrong agent. In addition to communication listening to my clients is just as important.
8. ISN’T EQUIPPED:
If your Wellington Real Estate Agent doesn’t have access to the MLS (Multiple Listing Service) or a supra key to open lockboxes, which are just a few of the needed tools in real estate, you may have hired the wrong agent.
