Not too many tenant’s want to be disturbed with showings, so they will make it difficult, sometimes even impossible to view. I’ve worked with many buyer’s who are concerned about the condition of the property once the tenant’s vacate. Will they take items that belong with the house? Were they hiding issues? Will they destroy something when they move out? Will they even move out? Sometimes the smallest concern can cost a home sale.


So how do you overcome these big obstacles when trying to sell your tenant occupied home?


1. Wait to List your Home


When possible, it may be more beneficial and cost effective to wait until your tenant’s move out to sell.


2. Create a Showing Schedule


While coming up with a set schedule of when the home can be shown isn’t ideal sometimes it’s the best option. I’ve had great success using this method because the tenant’s mind is put at ease knowing they won’t be bothered with showings every single day and night.


3. Offer Money


Offering a cash incentive, like reduced rent or paying for your tenant’s move, may motive them to cooperative with showings. Just make sure these terms to receive the incentive are clearly spelled out and agreed to by all parties.


4. Offer a Cleaning Service


Sometimes offering to pay for a weekly or bi-weekly cleaning service while the home is on the market will entice your tenant’s to keep it clean and “show ready” at all times.


5. Handle Showings


While one of the many perks of listing your Wellington home for sale with a REALTOR is they coordinate all showings, but sometimes it’s better if the seller deals directly with the tenant instead of the listing agent or a call center. Years ago I had a tenant occupied listing and initially they cooperated, but suddenly they started denying every showing request. At first the seller and I were understanding; the baby was sick, they had a birthday party, but when the excuses continued I had the seller step in and deal with them directly. Suddenly every showing request I received was approved because the seller contacted the tenant instead of me.
