Do you really need a real estate agent to buy a home?

With so much information available online, it's easy to wonder whether buyers still need a real estate agent.

You can search homes yourself, see listing details, research neighborhoods, look up recent sales and even find information about the buying process online.

So what does a buyer's agent actually bring to the table?

A good buyer's agent can help with things that aren't always obvious from a home-search website:

  • Understanding what a home is actually worth

  • Identifying potential red flags during the buying process

  • Writing and negotiating an offer

  • Navigating inspections and repair negotiations

  • Understanding contracts and deadlines

  • Coordinating with lenders, inspectors, title companies and the seller's agent

  • Helping you avoid expensive mistakes

  • Negotiating when something goes wrong

And perhaps most importantly, the seller's agent represents the seller—not you. Having someone whose job is to protect your interests can be valuable, particularly when you're making what may be the largest purchase of your life.

That doesn't mean every buyer's agent is worth hiring. The quality of representation matters, and buyers should understand what services they're actually getting and how their agent is compensated before entering into an agreement.

I put together a more detailed explanation of what a buyer's agent actually does and why having your own representation can be valuable when purchasing a home:

For those who have bought a home without an agent: would you do it again? And for those who used one, what did your agent do that you couldn't have easily handled yourself?
